DONE DEALS: Blockbuster sale

A YouTube movie trailer and an interior remodel helped Kevin Sneddon sell a Carnegie Hill townhouse for $24.5 million.

“For this price point – in this market – it’s remarkable,” said Sneddon, an agent with Compass. “Prior to listing the house, our seller did a cosmetic remodel — to appeal to a younger buyer – and also had it professionally staged for the same reason.”

The 25 ft. wide townhouse features four stories of living space that includes six bedrooms and nine baths.

There’s also a private terrace with views to Central Park and the street level has a gym with sauna, spa bath, media room with a wet bar and French doors opening to the garden with its outdoor kitchen. The finished basement level has a 400-bottle wine cellar, staff lounge and laundry.

Located at 3 East 94th Street, the townhouse was built in 1901 but was completely rebuilt in 2012.

Sneddon said he staged the house with a designer and marketed the property exclusively on Compass.com to create interest prior to launching the listing. Co-listing partner: Lois Wasser, Sotheby’s. Buyer’s agent: Randall Gianopulos, Sotheby’s.
